Flooded Basement at a Vacant Rental Property
Heavy rains caused water to enter a finished basement at a vacant rental property in Simpsonville, SC, and was discovered by a property manager and a potential renter during a site visit. SERVPRO of East Greenville County was called upon to perform the remediation and mitigation. Usually, SERVPRO places a focus on restoration vs. replacement, but the level of saturation and amount of time combined to create an unideal situation. The insulation behind the walls was soaking wet, mold was growing behind the drywall in many areas of the basement, the carpet had become delaminated, and it all needed to be replaced. We performed the demolition in the basement and placed drying equipment to ensure that framing and structure support was able to get back to dry standard. Preventing the property owner from having to spend tens of thousands of dollars for major renovation and reconstruction, and drastically reducing the downtime that the home would be unavailable to rent and limiting lost revenue.
